Manhattan Beach Holiday Fireworks

It’s that time of year again to head out to the beach and check out the 2018 Manhattan Beach fireworks celebration.  Sponsored by Sketchers this is the biggest event of the holiday season.  According to the planners the party will go on rain or shine.  

There will be great entertainment including Joe’s Band, the Hyperion Outfall Dixieland, the Mira Costa High School Jazz Ensemble and more.

It’s a festive and not to miss event!

We will once again be at our private venue at the community center.  There will be no mobile bidding this year so be ready to bid old school style with pen and paper!

We will once again have four bars this year.  Pamilla will be serving tequila cocktails, Uncorked will be serving wine and champagne, Hot’s Kitchen will have a selection of craft beers and Hermosa Saloon will have premium cocktails.

New Beachfront Home Listed in Hermosa at 1540 The Strand

Beachfront homes on The Strand in Hermosa and Manhattan Beach are few and far between in the past few months with older homes quickly getting sold to builders and just a few offerings of homes price, in my opinion, out of line with market values. This latest listing at 1540 The Strand in Hermosa Beach.

As of January 20th the most affordable home in El Segundo is the home at 770 West Imperial Highway.  It is a nicely upgraded condo in the Pacific Sands building currently priced at $342,900.

There is a big difference between Realtors

While searching some local listings I found a great example of how much effort some realtors put into their home prep and marketing efforts and how not all realtors put that same effort into the process of selling homes.  Many potential home sellers ask me why I’m different than any other realtors and while there are a number of ways, none are clearer than in the effort and professionalism at every step of the process.  Honestly….which home would you schedule an appointment to see?

The two pictures above are both current listings and both in the same building for similar prices.  Each picture was the primary listing photo and it goes without saying that home number one is going to get a world of interest compared with home number 2.  Regardless of the condition of the second home (which we don’t know based on this photo and most buyers wouldn’t take the effort to click on the next picture) there is just no benefit to having a photo like this to try and appeal to potential home buyers.Primary listing photos for 2 current listings in the same building.  A little effort can go a long way

Will Overpricing Help Slow the Manhattan Beach Market Down?

I’ve noticed an early January trend in some of the local markets as many homes now seem to be listed at prices that recent sales just don’t seem to justify. Will this overpricing help slow the market down a little as we’re starting to see some homes sit on the market and even eventual price reductions.  At the moment there are a number of homes in Manhattan Beach that have been on the market for 45 days or longer.

We’ve seen the market increase in value dramatically in the past 12 months with values generally rising each month but since late November we seem to be seeing more homes priced well above the current market and well above the pricing trend. Only time will tell what 2014 has in store in the Beach Cities real estate market but as perception is such a real part of real estate, buyers now seeing homes sit on the market without selling may mark the beginning of a slow down.

Santa Clause Came To Town….and Had a Police Escort!

Santa Clause came to town….and like a rockstar had a police escort! Santa made his annual rounds through Hermosa Beach and Manhattan Beach and just happened to visit us and make a stop just outside our house. Now if it would only snow it would really feel like Christmas.


Rarified Air – 2666 The Strand in Hermosa Sells for $14,800,000

There haven’t been too many home sales in Hermosa Beach topping the $10M mark but a recent sale of home located at 2666 The Strand reached a price point reserved for only the most unique and spectacular homes.  Oceanfront homes on The Strand come with some steep price tags, but the home at 2666 The Strand broke the record for on market sales as a whopping price tag of $14,800,000.   Pricing was unusual with it originally being listed in 2013 for $13.9M, then being raised to $14.2M then $15.9 during it’s 9 months on the market.   The home sat on a very unusually shaped lot and when the lot originally sold for $6,000,000 back in 2011 it wasn’t clear that this spec home would yield a profit. Needless to say that wasn’t the case as the market took a dramatic turn north and the builder did a fantastic job of taking full advantage of the unusual lot with over 70 feet of beach frontage.
