2016 Manhattan Beach Sand Section Real Estate Recap

Ahh the sand section of Manhattan Beach.  Ocean views, walking distance to the beach and some great housing options including the Strand and family friendly walkstreets.

90210 Beach House is On the Market at 3500 The Strand in Hermosa Beach

If you were born during or around the 70’s or just a pop culture fan, you’re certainly going to remember this house.  This is the place where Dylan, Brandon, Brenda and the rest of them hung out for the summer.  It also was a big turning point in the popularity of the show from what we’ve read as the show went from pretty tame to a bit racier when they hit the beach.

11 of 39 Sand Section Homes for Sale are Oceanfront

I’ve written in the past about just how rare and valuable oceanfront homes in Manhattan Beach are.  Nothing has changed in that regard as prices have actually reach stratospheric levels and simply put, the number of homes on the beach is limited and always will be.  They may rebuild some of them, but there’s no room to build new homes.

Having said all of that it’s fairly amazing that over a quarter of the homes available in the sand section of Manhattan Beach are located on the oceanfront street known as The Strand.  A few years back it would have been difficult to find a single Strand home for sale.  Now there are 11 and most are staying on the market for quite a while.  The primary reason for this is that most Strand home sellers are asking for fairly unbelievable prices for their homes.  While there’s always a demand for luxury oceanfront homes even the higher end luxury home buyers are priced out of this neighborhood.

 

It’s Hard To Believe this is in Los Angeles

When people think of life in LA they generally think of the iconic palm trees, beaches and great weather but they also picture traffic, cars and life in the big city.  There are some secret places that feel more like a tropical vacation than the frenzied life of Los Angeles and the Portuguese Bend Beach Club in Rancho Palos Verdes is certainly one of them. It’s a relatively unknown part of Palos Verdes and the residents are more than happy to keep it their little secret.

When you visit this secluded and private beach it reminds you more of something you would find in deep in Baja Mexico and not of something just a short distance from downtown Los Angeles.

Although there are a few very luxurious homes, the bulk of the properties are beach bungalows that feel more like they would belong in an artist colony than on this prime piece of real estate.

Record Setting Oceanfront Strand Property Still On the Market

A few months back the beachfront property at 1000 The Strand in Manhattan Beach hit the market for a jaw dropping $28,900,000.  Even in Manhattan Beach, with values seemingly going up by the minute, this was a very aggressive price.  The location is spectacular as the home sits on a corner lot with 50 feet of beach frontage and 100 feet of walkstreet frontage (two of the most desirable and valuable features possible) with spectacular ocean, beach and pier views and located in the heart of the downtown area.  Currently showing as a 4 unit building, the value is in the land and location.  Despite being in a showcase location…..$28,900,000 is a very tall order for lot value.

Oceanfront Home Values Just Keep Rocketing Up on The Manhattan Beach Strand

Just when we thought Strand prices had reached stratospheric levels, a wave of new listings has shown that they’re set to go well higher.  Prices that two years ago would have been unthinkable now appear to be the norm.  Currently there are 4 oceanfront properties on the market in Manhattan Beach and the lowest priced home is listed at $16,000,000, located at 3120 The Strand with the highest price being $28,900,000 at 1000 The Strand.  View details on the current oceanfront homes for sale on The Strand in Manhattan Beach.  The current average list price for these oceanfront homes is over $20,000,000 with an average price per foot of over $5,000.  To put this in perspective the previous high water mark was $15,750,000 for 1904 The Strand which sold back in November 2014.  There have only been 2 other on market sales over $12.0M.

Luxury Homes Dominate the Market in Manhattan Beach for April 2015

April was a big month in Manhattan Beach with both the average home price and median home price topping $2,000,000.  The month saw 31 home sales of which the lowest priced home was $699,000 for a 2 bedroom condo while the biggest sale of the month was a Strand listing at $6,475,000.  Only 2 homes sold below $1,000,000 while the luxury market is clearly thriving with 17 homes topping the $2,000,000 threshold.   See the current homes for sale in Manhattan Beach or see other home sales and prices throughout the South Bay.
