While Home Inventory Remains Low…Oceanfront Strand Homes Buck the Trend

Over the past few years, the Manhattan Beach real estate market has been driven by low inventory and high demand.  Homes generally sell fairly quickly but the ultra luxury market of oceanfront homes, known in Manhattan Beach as the Strand is a vastly different situation.  Currently there are 7 oceanfront homes or properties for sale on the Manhattan Beach Strand.  As of 9/29/18 there are 7 homes for sale on the beach which is pretty incredible given the limited number of homes in general.  The median days on market for these homes is 79 with the average days on market a whopping 241.

2 Sales in Manhattan Beach Above $20,000,000 in 2017

2017 has seen a few sales with HUGE numbers that are still pretty unheard of….even in this high end luxury community.

The record setter was at 1000 The Strand closing at $21,000,000.  This was a showcase piece of land with an older multi unit building.  Sitting on an oversized lot just 2 blocks from downtown and the pier, this oversized property offered stunning and unblockable views of the Manhattan Beach pier, the beach, and the coastline.  The 4 plex currently on the lot consists of a 4 bedroom “owners” unit along with 3 two bedroom units and almost 6,000 square feet.  The home closed escrow in May.  Originally offered in 2015 at $28,900,000 the home was featured in the LA Times as a potential record setter.

The second highest sale of the year was another legacy type property in the Manhattan Beach hill section at 814 Pacific.  This incredible estate sat on a 23,000+ foot lot which is massive even by hill section standards.  The challenge in Manhattan Beach is that even into the multi millions….you can’t have it all.  That’s not the case with 814 Pacific as it most definitely had it all…..large house, huge yard, big view, pool, sport court, gym area, 5 car garage, guest house…

The home offered almost 10,000 feet with the main home featuring 5 bedrooms and 5 1/2 baths with many of the rooms offering big ocean views.  The property also had a detached guest house with 1 bedroom 1 bath and a separate “man cave”.  Although the home is great, it’s the outdoor areas that truly make it spectacular.

3420 The Strand Manhattan Beach – September’s Big Sale

The biggest sale of the month was located on the oceanfront Strand at 3420 The Strand. This was a pretty spectacular home perched fairly high on the dune offering stunning views. The home featured 5 bedrooms, 6 baths and an enormous 5,500 square feet on 3 levels. Built in 2003 and designed by renowned Architects Grant Kirkpatrick and Erik Evens of KAA Design Group, 3420 The Strand enjoys a corner walkstreet lot with great beach and walkstreet frontages.

417 and 421 Paseo De La Playa – Manhattan Beach Oceanfront Strand Alternative

While $25,000,000 is a list price that we occasionally see in Manhattan Beach, it really takes something special to come on the market in

this rarified air anywhere else.  Something special it is, however.  While the price is staggering for the Hollywood Riviera, there’s no disputing that the home (s) being sold at 417 Paseo De La Playa are pretty incredible.  The lots along Paseo De La Playa are already huge as they extend all the way to the beach but in this case there’s not one, but two separate parcels for sale.  What also makes this compound type property unique is the beach access.  It can take years to go through the California coastal process of trying to get beach access and it’s often denied.  In this case there’s not only beach access but a private volleyball court!  Here’s information from listing agent Chris Adlam of Vista Sotheby’s International.

The lowest priced oceanfront home in Manhattan Beach

As of July 5th there are 6 beachfront homes for sale on The Strand of Manhattan Beach.  Prices for these rare oceanfront homes and lots has  always been in high demand and prices have skyrocketed in the past 10 years.  Currently the home at 4117 The Strand is the lease expensive home for sale with a list price of $6,495,000.  The home is really being sold for land value and has now officially surpassed the one year mark that it’s been for sale.

2016 Manhattan Beach Sand Section Real Estate Recap

Ahh the sand section of Manhattan Beach.  Ocean views, walking distance to the beach and some great housing options including the Strand and family friendly walkstreets.

90210 Beach House is On the Market at 3500 The Strand in Hermosa Beach

If you were born during or around the 70’s or just a pop culture fan, you’re certainly going to remember this house.  This is the place where Dylan, Brandon, Brenda and the rest of them hung out for the summer.  It also was a big turning point in the popularity of the show from what we’ve read as the show went from pretty tame to a bit racier when they hit the beach.

The home is actually located at 3500 The Strand in Hermosa Beach and is the very last home before the Strand takes a short push east and sits right on the border of Manhattan Beach and Hermosa.  It’s certainly not the only famous home in town but it’s one of the more recognizable.  We’re not quite sure how the 90210 crowd had it laid out, but it’s actually a triplex and given the unique location it fronts the beach on two sides.
