Are We Finally On the Verge of Increase in Homes on the Market?

For the past 6 months there has been a steady decline of homes on the market in Manhattan Beach and the beach cities.  The number of homes on the market peaked during the summer with a steady decline for the rest of the year.  Manhattan Beach saw 110 homes on the market in October, 90 homes in November, to a low point of 60 in December.  In all four core South Bay cities January thankfully saw signs of an increase in new listings.  Manhattan Beach was back up to 62 and as of this post on 2/15/18 there were 77 active homes for sale in Manhattan Beach.

Big Jumps and Big Drops in the South Bay Median Home Prices for July 2017

July was a crazy month throughout the South Bay with double digit year over year percentage changes in most of the cities. There was no real rhyme or reason to it with some cities way up and others way down.  Real estate in Manhattan Beach CA was no different with another double digit jump for the median home prices compared with July of 2016.  Manhattan Beach saw48 homes close escrow in July with a median home price of just under $2,450,000  Click here to see the recent home sales in Manhattan Beach and the South Bay.  July is often a very busy month with many homebuyers trying to purchase before the start of the school year but regardless of the reason a median home price of nearly $2.5M  is a very impressive number.

Can East Hermosa Beach Compete with Manhattan Beach Prices?

There’s no doubt that the real estate market in Hermosa Beach is just as hot, if not hotter, than Manhattan Beach, but the newest listing east of PCH at 826 18th is definitely going to help determine if east Hermosa Beach can handle a price for new construction that exceeds some new construction in Manhattan, Hermosa’s more expensive neighbor to the north.  The area east of PCH in Hermosa Beach is generally the least expensive neighborhood in this small coastal community due to the fact that it’s the furthest from the beach.

90210 Beach House is On the Market at 3500 The Strand in Hermosa Beach

If you were born during or around the 70’s or just a pop culture fan, you’re certainly going to remember this house.  This is the place where Dylan, Brandon, Brenda and the rest of them hung out for the summer.  It also was a big turning point in the popularity of the show from what we’ve read as the show went from pretty tame to a bit racier when they hit the beach.

The home is actually located at 3500 The Strand in Hermosa Beach and is the very last home before the Strand takes a short push east and sits right on the border of Manhattan Beach and Hermosa.  It’s certainly not the only famous home in town but it’s one of the more recognizable.  We’re not quite sure how the 90210 crowd had it laid out, but it’s actually a triplex and given the unique location it fronts the beach on two sides.

Manhattan Beach is the Center of the South Bay Real Estate Universe

From just about every perspective, Manhattan Beach is the epicenter of real estate in the South Bay. The combination of great schools, small town charm, proximity to the airport and downtown (but not too close) and the hard to ignore reality that it’s become a very high “status” area make it the most sought after city in the area.

What this means is that home prices in Manhattan Beach impact the surrounding communities. As more buyers are priced out of Manhattan they often start searching in nearby Hermosa Beach…when that becomes too expensive they start looking in El Segundo, Redondo Beach real estate and the surrounding cities.  This is pretty clearly indicated by the median home prices in each of the areas.  Manhattan Beach saw a median home price of $2,075,000, with the median in Hermosa at $1,570,000, El Segundo at $1,151,000 and Redondo Beach near (exact numbers not available) $1,032,000.  Each of the neighboring cities can offer fantastic neighborhoods and are great communities, but it’s clear that Manhattan Beach real estate is the driving force that impacts prices in the nearby communities and cities.

It’s surprising to see that 1032 6th Street in Hermosa Beach is still on the market as we liked it when it first hit the market and still think it’s a great property.  Part of the challenge for this home is that it’s competing with new construction townhomes built by Lazaar Design+Build just a block away at 1072 & 1074 7th Street and 2 homes on Pine, but given the great views and beautiful details it’s still surprising that it remains for sale.  The home has a great open feel and floorplan, beautiful ocean views and unlike most townhomes, it has a small yard area.  This fully detached townhome looks and feels like a single family home and is definitely worth a look.
