August Home Sales and Home Prices in Manhattan Beach CA

August 2016 was a solid month for homes throughout the South Bay with Manhattan Beach seeing a slight decline in median home price over August of 2015.  Manhattan Beach saw 36 closed home sales in the month of August with a median home price of $1,800,000.  As of October 18th 2016 there are 112 active homes and income properties for sale in Redondo Beach and 129 homes currently in escrow.  The lowest price of the month was a 2 bedroom condo in the Sand Section at $1,180,000 with the highest sale a $5,350,000 for a five bedroom single family home built in 2016.  View the current homes for sale in Manhattan Beach, CA or view a list of the homes sold in Manhattan Beach and the South Bay in August.

11 of 39 Sand Section Homes for Sale are Oceanfront

I’ve written in the past about just how rare and valuable oceanfront homes in Manhattan Beach are.  Nothing has changed in that regard as prices have actually reach stratospheric levels and simply put, the number of homes on the beach is limited and always will be.  They may rebuild some of them, but there’s no room to build new homes.

Having said all of that it’s fairly amazing that over a quarter of the homes available in the sand section of Manhattan Beach are located on the oceanfront street known as The Strand.  A few years back it would have been difficult to find a single Strand home for sale.  Now there are 11 and most are staying on the market for quite a while.  The primary reason for this is that most Strand home sellers are asking for fairly unbelievable prices for their homes.  While there’s always a demand for luxury oceanfront homes even the higher end luxury home buyers are priced out of this neighborhood.

 

Downtown Manhattan – One of the Many (Many) Things I Love About Manhattan Beach

Manhattan Beach is an idyllic place to live.  From near perfect weather, to spectacular beaches….from nationally ranked Manhattan Beach Unified schools to a fantastic sense of community….Manhattan Beach has it all.  These features also explain why Manhattan Beach real estate is so valuable and highly sought after.

One of the most recognizable and integral part to that small town charm and sense of community is the downtown area.  Lined with wonderful restaurants, chic shops, and a few “old school” beach bars, it’s a great place to be whether day or night.

Downtown Manhattan BeachThe downtown area is focused on the few blocks surrounding Manhattan Beach Blvd and as the primary street faces west and sits on a hill (technically a sand dune) it offers incredible views of the pier and ocean and enjoys a great ocean breeze that cools on even the hottest days.  Although it can get pretty overcrowded during the summer, as Manhattan is certainly a tourist destination, there is still enough room as most of the visitors eventually end up on the beautiful beaches just to the west of the downtown area.

Other parts of town such as El Porto (now known as North Manhattan) also offer a nice beach town feel, the downtown area certainly is the heart and soul of this charming beach community.
