I utilized Keith Kyle to both sell my home and buy a new home. Let me first tell you about selling our home. I had initially found Keith Kyle as I was interested in a home he had listed for sale. After speaking with him on the phone and after a number of email correspondences, the home he had listed that I was originally wanted not going to work out for me (in terms of price). We discussed listing my house during these phone calls and emails, however, I had told him that I had already found an agent that I was going to list my house with, but thanked him for his time. In the weeks prior to listing my home, Keith kept in touch with me giving me pointers on what I could do and what to be weary of (even though he knew he didn’t have my business as I was listing with someone else). He invested time to teach me about the process and what to look out for. The night before we were going to sign with another agent, my wife and I discussed and decided to change our mind and sign with Keith. He made us feel comfortable and spent the time with us. After listing with Keith, he spent a great deal of time walking us through the process, took great pictures with a professional photographer, helped us stage the house and asked about my 2 year old sons schedule. This was important to us as he wanted to make sure we were not inconvenienced in any way (e.g. son’s nap time, picking up and dropping off to school, etc.). In addition, he wasn’t shy about listing our house higher than we initially thought we would get. Once the house was listed, our house had a an offer at FULL PRICE. We were also able to close with 45 days and the buyer side needed some real help, which Keith provided to them (in lieu of their own agent) to make sure the deal went through and was timely.With respect to buying a new home, Keith helped us out every step of the way. He helped us get into properties to see after normal business hours give my wife’s and my schedules were hectic. We saw over 25+ homes in our search and not one time did I ever feel he was frustrated with us or not willing to invest him time. We finally found our dream home in a dream location, however, the backyard needed some work. Keith had contractors come and give us estimates to get the backyard in good shape, which we were able to price into our offer. Even before we made the offer, Keith made sure to double and triple check we were completely satisfied as this is a lifelong decision. In addition, the house we were buying was being sold by a relocation company that didn’t “budge” on anything. Keith helped us negotiate with them on credits/fixes and even gave up some of his commission to make us completely satisfied to bridge the gap. We moved in two weeks ago, and even to this day, Keith follows up with us to make sure everything is good.I have already recommended Keith to many friends and colleagues when they are ready to buy and sell. We were first-time homebuyers and Keith was fantastic.We chose him after interviewing a few other agents. He’s easy to talk to and most importantly, he listens to you. While anybody can find listings online, Keith did a good job looking for houses that fit our desires and budget. We didn’t know the neighborhoods very well, but he showed us safe, family-friendly areas. Keith also gave us good advice on houses we found online. He once checked out a listing himself and found major structural issues. It saved us from wasting our time looking at duds. He also tries his best to find potential listings before they list publicly. Once we offered on our home in Torrance, he stayed very responsive and would check in with us consistently (but not annoyingly at all). He informed us of every step and made sure we considered all different types of inspections. It was very apparent that he stayed in contact consistently with the seller’s agent. Keith negotiated closing cost credit, repairs, and more credits after the repairs. Needless to say, the money we saved helped us have some savings after closing escrow. Keith also helped us close escrow sooner and motivated the seller to make repairs in order to close the deal. In the end, we bought a beautiful home that was listed over our budget, but sold under our budget limit!

For first-timers, we thought it was to be a lot tougher. Sure, we did a lot on our part, like lining up our home loan early and efficiently, but having Keith and his knowledgable service kept us confident and assured in the process.”

Is Housing Inventory Finally on the Rise in Manhattan Beach

If you’re a buyer in Manhattan Beach or any South Bay community, it’s been clear for a while that demand clearly has been outpacing supply.  Inventory has remained at record lows since the end of 2014 but that may slowly, and finally, be easing a bit.  The low point was reached in December with only 28 homes on the market in Manhattan Beach (as opposed to the high of over 200 several years earlier.)

It’s a sellers market so where are all the sellers?

One of the questions I’m frequently asked by home buyers is “if the market favors sellers so much, why aren’t more people selling their homes?”

That’s a great question and unfortunately I just don’t have a great answer. The theory (and hope if you represent buyers) in our area over the past 2 years is that if values go up high enough sellers will be compelled to list their houses.

The problem is we are there….and they’re still not putting their homes on the market.  We have exceeded peak prices in our higher end markets such as Manhattan Beach and Hermosa Beach, yet home inventory is almost non-existant.

I realize I’m going to sound like a realtor here, but home sellers…….NOW IS AN IDEAL TIME TO SELL!!!

With the internet and social media becoming an ever larger presence in real estate, it seems critical that home sellers would use agents that know how to reach those buyers and specialize in marketing homes online.  Strangely enough that’s often not the case and many Manhattan Beach home sellers work with agents that no little, to nothing, about the power of online marketing.  The local audience and MLS are obviously great ways to market a home, but to reach national and international buyers, it takes a bit more effort and a great deal of expertise.  The difference can mean significant amount of interest and that can lead to a significant amount of money.  Before sellers hire a realtor they should make sure that they know the intricacies of the local market, are well connected, and have a top notch marketing strategy that not only uses, but embraces technology.

It Pays for Sellers to Have Their Home Perfect and Turn Key

In this incredible market so favorable to sellers it seems that just about every home sells regardless of location and condition.   This doesn’t Fireplace-Sunshine-smallmean, however, that they’re maximum prices.  The most impressive sales have all been homes that have been beautifully presented, updated, and staged.

According to Manhattan Beach realtor Keith Kyle, “While most homes that are priced appropriately are selling, we’ve seen a buyer frenzy around the more turn key homes lately.   Whether the homes are new construction, flipped, or just remodeled and staged, buyers in this market are willing to pay a premium for the “perfect” home.   The reaction by buyers to some of these homes has been incredible and we’ve seen a number of sales with multiple offers selling for way over the asking price…in some cases we’ve seen homes sell for more than $200,000 over list price.  It seems that each time a new listing hits the market that shows like a model home, there are bidding wars and prices that are hard to believe.”

These homes are in incredibly high demand as the number of buyers wanting turn key, and not wanting to do any of the work themselves seems to be on the rise.  Simple things such as fresh paint and carpet, scraping the ceiling, new appliances and recessed lights along with staging can pay huge dividends for sellers.  The costs involved are recouped and then some.

It Pays To Pay…..When Listing Luxury Homes In The South Bay

Although every home sale is different, as Realtors, our primary goal when listing a home is to get it sold for our clients at the highest price, with the process as smooth as possible.

But there are so many advantages to having listings and in my eyes it always pays to go the extra mile both for our clients and from a business growth perspective.  When we sell homes, especially luxury homes, we are not only showcasing the home, but we are showcasing ourselves as Realtors as well.  Whether it be through staging and presentation of the home, or the photography and marketing materials, we have the ability to differentiate ourselves from other realtors that just may not go the extra mile, and this is an advantage that we should take full advantage of.  Each listing and how we market and present that listing shows potential sellers and buyers the level of commitment and professionalism that we are willing to put forth.

Although it shouldn’t, it still surprises me to see just what little effort realtors will often put into listing homes and this is so shortsighted.  It’s not just another deal, but an opportunity.  It’s never easy to spend money on photography when our phones take ok pictures, or to spend money on advertising and marketing when our office has a flyer template from 10 years ago, but it’s well worth it.

Going above and beyond is simply a win-win for both our clients and our future business.
