The Changing World of High End Real Estate

Oh how the luxury market is changing.  With the creation of Silicon Beach and the influx of younger tech home buyer’s the typical luxury home buyer is not always so obvious.  There’s no guarantee that they pull up in a Range Rover or look like they just came from a board meeting.  Today’s high end home buyer is just as likely to show up in shorts as slacks.  This definitely hit home the other day when I was showing a home in the Manhattan Beach hill section and as my client and I were leaving the next buyer pulled up to meet their agent.  They pulled up on a scooter wearing jeans and a t-shirt.  They worked at Google and were looking at a $5,000,000 home.

The world of luxury real estate is definitely changing….

Home of the Week – 2821 Amby Place in Hermosa Beach

The  differences between Manhattan Beach and Hermosa Beach real estate are continually blurring as the reputation as Manhattan Beach’s somewhat wilder neighbor has long since changed.  The home at 2821 Amby place feels, for all intents and purposes, like a luxurious estate home in Manhattan Beach’s prestigious hill section.  What makes it unique is that it’s not in the hill section of Manhattan but in Hermosa Beach just a few blocks south.

The home sits high on the hill with absolutely stunning panoramic ocean views.  Sitting on a massive (for Hermosa) 9000+ lot at the end of a very quiet cul-de-sac the home offers and estate feel with open spaces a tropical pool and yard and oh the views.  Contact us for more information about this home or the luxury homes throughout Manhattan and Hermosa Beach

2 Sales in Manhattan Beach Above $20,000,000 in 2017

By Keith Kyle

2017 has seen a few sales with HUGE numbers that are still pretty unheard of….even in this high end luxury community.

The record setter was at 1000 The Strand closing at $21,000,000.  This was a showcase piece of land with an older multi unit building.  Sitting on an oversized lot just 2 blocks from downtown and the pier, this oversized property offered stunning and unblockable views of the Manhattan Beach pier, the beach, and the coastline.  The 4 plex currently on the lot consists of a 4 bedroom “owners” unit along with 3 two bedroom units and almost 6,000 square feet.  The home closed escrow in May.  Originally offered in 2015 at $28,900,000 the home was featured in the LA Times as a potential record setter.

The second highest sale of the year was another legacy type property in the Manhattan Beach hill section at 814 Pacific.  This incredible estate sat on a 23,000+ foot lot which is massive even by hill section standards.  The challenge in Manhattan Beach is that even into the multi millions….you can’t have it all.  That’s not the case with 814 Pacific as it most definitely had it all…..large house, huge yard, big view, pool, sport court, gym area, 5 car garage, guest house…

The home offered almost 10,000 feet with the main home featuring 5 bedrooms and 5 1/2 baths with many of the rooms offering big ocean views.  The property also had a detached guest house with 1 bedroom 1 bath and a separate “man cave”.  Although the home is great, it’s the outdoor areas that truly make it spectacular.

417 and 421 Paseo De La Playa – Manhattan Beach Oceanfront Strand Alternative

While $25,000,000 is a list price that we occasionally see in Manhattan Beach, it really takes something special to come on the market in

this rarified air anywhere else.  Something special it is, however.  While the price is staggering for the Hollywood Riviera, there’s no disputing that the home (s) being sold at 417 Paseo De La Playa are pretty incredible.  The lots along Paseo De La Playa are already huge as they extend all the way to the beach but in this case there’s not one, but two separate parcels for sale.  What also makes this compound type property unique is the beach access.  It can take years to go through the California coastal process of trying to get beach access and it’s often denied.  In this case there’s not only beach access but a private volleyball court!  Here’s information from listing agent Chris Adlam of Vista Sotheby’s International.

With over 62,000 square feet of beach-front property on TWO SEPARATE PARCELS, this dramatic compound is almost impossible to duplicate. The main house (417 Paseo de la Playa) is over 10,000 square feet of exquisite living area, and the “companion house” (421 Paseo de la Playa) has over 5,500 square feet. Both homes are located behind gated entrances, both with direct access to the sand, a spectacular pool & spa, a private sand volleyball court, and a large yard. The views span from Palos Verdes through the beach cities, including the entire Santa Monica Bay.

Can East Hermosa Beach Compete with Manhattan Beach Prices?

There’s no doubt that the real estate market in Hermosa Beach is just as hot, if not hotter, than Manhattan Beach, but the newest listing east of PCH at 826 18th is definitely going to help determine if east Hermosa Beach can handle a price for new construction that exceeds some new construction in Manhattan, Hermosa’s more expensive neighbor to the north.  The area east of PCH in Hermosa Beach is generally the least expensive neighborhood in this small coastal community due to the fact that it’s the furthest from the beach.
