Manhattan Beach Home Sales for April 2016

The April home sales numbers and median prices were once again impressive in Manhattan Beach and throughout most South Bay cities. Some cities saw a drop in median prices from the previous year but all are still trending upwards from 2015.

The luxury real estate market of Manhattan Beach saw 35 closed sales in April of 2016 with a median home price of $2,200,000 which was well ahead of 2015 in which the median price in April was $1,880,000.

No Real Estate Holiday in Manhattan Beach in December – Home Sale Frenzy Continues

December never seems to be a slow real estate market here in the South Bay and Manhattan Beach and this December was no exception.  A very active real estate market was once again the case in this luxury coastal community.  Below are the home sales in December of 2015.  To see the recent home sales in nearby Hermosa Beach, Redondo and the South Bay click here.  While the number of homes sold was slightly down the prices just continue to rise.  In addition to the homes below the market continued to see an abundance of off market sales and pocket listings with several Manhattan Beach homes never even making it to the market.

And Then There Were 50 – Housing Inventory Slowly Rising in Manhattan Beach

Although many listings are still selling the moment they hit the market, often over asking with multiple offers, the good news for buyers is that inventory is slowly creeping upward.  As of March 12th there are 52 homes for sale in Manhattan Beach.  While that’s 25% of the high point a few years back, it’s still twice the number of homes for sale just 45 days ago.  Currently the least expensive home in Manhattan Beach is listed at $895,000 for a court home in Manhattan Village.  The most expensive home currently on the market is and oceanfront home on The Strand listed for just under $14,000,000.  The average listing price in Manhattan Beach is currently $3,573,000.

It’s a sellers market so where are all the sellers?

One of the questions I’m frequently asked by home buyers is “if the market favors sellers so much, why aren’t more people selling their homes?”

That’s a great question and unfortunately I just don’t have a great answer. The theory (and hope if you represent buyers) in our area over the past 2 years is that if values go up high enough sellers will be compelled to list their houses.

The problem is we are there….and they’re still not putting their homes on the market.  We have exceeded peak prices in our higher end markets such as Manhattan Beach and Hermosa Beach, yet home inventory is almost non-existant.

I realize I’m going to sound like a realtor here, but home sellers…….NOW IS AN IDEAL TIME TO SELL!!!
