2 Sales in Manhattan Beach Above $20,000,000 in 2017

By Keith Kyle

2017 has seen a few sales with HUGE numbers that are still pretty unheard of….even in this high end luxury community.

The record setter was at 1000 The Strand closing at $21,000,000.  This was a showcase piece of land with an older multi unit building.  Sitting on an oversized lot just 2 blocks from downtown and the pier, this oversized property offered stunning and unblockable views of the Manhattan Beach pier, the beach, and the coastline.  The 4 plex currently on the lot consists of a 4 bedroom “owners” unit along with 3 two bedroom units and almost 6,000 square feet.  The home closed escrow in May.  Originally offered in 2015 at $28,900,000 the home was featured in the LA Times as a potential record setter.

The second highest sale of the year was another legacy type property in the Manhattan Beach hill section at 814 Pacific.  This incredible estate sat on a 23,000+ foot lot which is massive even by hill section standards.  The challenge in Manhattan Beach is that even into the multi millions….you can’t have it all.  That’s not the case with 814 Pacific as it most definitely had it all…..large house, huge yard, big view, pool, sport court, gym area, 5 car garage, guest house…

The home offered almost 10,000 feet with the main home featuring 5 bedrooms and 5 1/2 baths with many of the rooms offering big ocean views.  The property also had a detached guest house with 1 bedroom 1 bath and a separate “man cave”.  Although the home is great, it’s the outdoor areas that truly make it spectacular.

317 17th Street Manhattan Beach – You Can Have it All

There are a lot of beautiful walkstreet homes that come on the market but with land at a premium open space is not one of the usual features.  The new listings at 317 17th Street in the sand section goes to show that you really can have it all…this 11,917 foot home sits on a huge 6,751 foot lot making for the equivalent walkstreet frontage of 2.5 normal 30 foot wide lots.   The additional space not only allows for a yard and a luxury pool, but gives the home great separation from the neighbors to the west making for great ocean and beach views.

Are We Seeing Too Many New Construction Homes in the Tree Section?

By Keith Kyle750 30th Street Manhattan Beach

With an abundance of new construction homes on the market and many projects currently underway, can the demand for these luxury homes be sustained?

The abundance, and possible over abundance, of new construction homes in the tree section of Manhattan Beach seems to have no end in sight as there are a number of projects nearing completion to add to an already over crowded market.  Currently there are 5 new construction homes on the market with an additional 3 currently in escrow.  Only time will tell if the demand will keep up with the supply of current listings and the projects nearing completion in this pocket of Manhattan Beach.  View the current Manhattan Beach tree section homes for sale.

Bucking the trend there’s no shortage of oceanfront home for sale in Manhattan Beach

By Keith KyleManhattan-Strand-Homes

When it comes to the best in Southern California coastal lifestyle, it doesn’t get any better than life on The Strand in Manhattan Beach.  Manhattan Beach’s beach front address offers some of the most sought after, and valuable properties in California.  Prices along this oceanfront stretch have skyrocketed in the past few years as more luxury and high end buyers have determined that Manhattan Beach is the place to own and live.  Builders, pro athletes, entertainers and other big money players have snapped up everything from luxurious new construction to fixers and tear downs.  That trend may be slowing, however, as the number of homes available continues to increase while the current listings often take longer to sell.

Record Setting Oceanfront Strand Property Still On the Market

By Keith Kyle1000 The Strand Manhattan Beach

A few months back the beachfront property at 1000 The Strand in Manhattan Beach hit the market for a jaw dropping $28,900,000.  Even in Manhattan Beach, with values seemingly going up by the minute, this was a very aggressive price.  The location is spectacular as the home sits on a corner lot with 50 feet of beach frontage and 100 feet of walkstreet frontage (two of the most desirable and valuable features possible) with spectacular ocean, beach and pier views and located in the heart of the downtown area.  Currently showing as a 4 unit building, the value is in the land and location.  Despite being in a showcase location…..$28,900,000 is a very tall order for lot value.

Think you can’t have it all? Off Market Listing at 2104 Palm Ave in Manhattan Beach

One thing the Manhattan Beach homes don’t always offer the luxury home buyer is space.  There are the occasional oversized lots in the hill section but 2104 Palm Manhattan Beach other than that there just isn’t just much in the way of the great outdoors.

That’s certainly not the case with the rare opportunity offered at 2104 Palm Ave in the tree section of Manhattan Beach.  Currently off market and not on the MLS, this home sits on two adjacent lots offering a beautiful home and not only a yard, but a yard that most local soccer teams would be envious of.  The home itself offers almost 4500 square feet, 5 bedrooms, 6 baths and the combined lot size is almost 10,000 feet which is almost unheard of in this part of town.  Built in 2006, the home has been meticulously maintained and updated and offers a pool and spa in addition to the best sports court that you can imagine.  Not currently on the market, the home is for sale at $7,999,000 with listing agent Greg Maffei of Re/Max.

The home can be shown to qualified buyers.  Please contact us for a private showing and find out more about this very rare opportunity.  Contact us to see other Manhattan Beach pocket listings and off market homes before they hit the market.
