One of the homes currently on the market (as of July 8th, 2016) that we really like is located at 516 4th Street in the Manhattan Beach sand section.  While not on a walkstreet the home sits on a quiet street and has the look and feel of a walkstreet location.  The home offers a coastal plantation style with a large front yard and patio offering a great mix of indoor/outdoor living.

Is Liberty Village – Manhattan Beach – Ready for $3.0M Homes?

Liberty Village is a small area of East Manhattan Beach with primarily smaller, original homes built in the 1940s and 1950s.  This had always been the least expensive area or Manhattan and homes were often owned by engineers from nearby TRW (now Northrop Grumman).  Well times have changed and with lot values now over $1,000,000 even Liberty Village is a viable option for some big money buyers in Manhattan Beach priced out of the other areas.

Although still made up primarily of original homes, many of which have been extensively remodeled by owners or flippers, the area has seen a definite increase in new construction as builders have seen a much higher likelihood of yielding significant profits.  Lately numbers have skyrocketed and we’ve inched closer to the $3.0M mark which would have seemed unthinkable a year ago.

The highest sale was at 1631 19th Street which closed at $2,725,000 in June of 2015.

The listing at 1304 Lynngrove initially took that high water mark and then some.  Originally listed in February of 2015 for just under $3.2M the home has had a number of price reductions and is now listed at $2,999,900 which is still a huge number for Liberty Village.   It will be interesting to keep an eye on the ultimate sales price of this new construction home on a 5300 foot lot as it will likely set the bar for any and all upcoming new construction homes in the area.

Bucking the trend there’s no shortage of oceanfront home for sale in Manhattan Beach

When it comes to the best in Southern California coastal lifestyle, it doesn’t get any better than life on The Strand in Manhattan Beach.  Manhattan Beach’s beach front address offers some of the most sought after, and valuable properties in California.  Prices along this oceanfront stretch have skyrocketed in the past few years as more luxury and high end buyers have determined that Manhattan Beach is the place to own and live.  Builders, pro athletes, entertainers and other big money players have snapped up everything from luxurious new construction to fixers and tear downs.  That trend may be slowing, however, as the number of homes available continues to increase while the current listings often take longer to sell.

And Then There Were 50 – Housing Inventory Slowly Rising in Manhattan Beach

Although many listings are still selling the moment they hit the market, often over asking with multiple offers, the good news for buyers is that inventory is slowly creeping upward.  As of March 12th there are 52 homes for sale in Manhattan Beach.  While that’s 25% of the high point a few years back, it’s still twice the number of homes for sale just 45 days ago.  Currently the least expensive home in Manhattan Beach is listed at $895,000 for a court home in Manhattan Village.  The most expensive home currently on the market is and oceanfront home on The Strand listed for just under $14,000,000.  The average listing price in Manhattan Beach is currently $3,573,000.

This was a recent article from the Beach Reporter regarding the rising home values in Manhattan Beach and some of the reasons for the rapidly increasing prices.

It Pays for Sellers to Have Their Home Perfect and Turn Key

In this incredible market so favorable to sellers it seems that just about every home sells regardless of location and condition.   This doesn’t Fireplace-Sunshine-smallmean, however, that they’re maximum prices.  The most impressive sales have all been homes that have been beautifully presented, updated, and staged.

According to Manhattan Beach realtor Keith Kyle, “While most homes that are priced appropriately are selling, we’ve seen a buyer frenzy around the more turn key homes lately.   Whether the homes are new construction, flipped, or just remodeled and staged, buyers in this market are willing to pay a premium for the “perfect” home.   The reaction by buyers to some of these homes has been incredible and we’ve seen a number of sales with multiple offers selling for way over the asking price…in some cases we’ve seen homes sell for more than $200,000 over list price.  It seems that each time a new listing hits the market that shows like a model home, there are bidding wars and prices that are hard to believe.”

These homes are in incredibly high demand as the number of buyers wanting turn key, and not wanting to do any of the work themselves seems to be on the rise.  Simple things such as fresh paint and carpet, scraping the ceiling, new appliances and recessed lights along with staging can pay huge dividends for sellers.  The costs involved are recouped and then some.
