South Bay Home Inventory Continues to Rise

What may be the beginning of a slight shift in the South Bay real estate market, inventory has continued to rise for the 5th straight month as both pending and sold homes remained relatively flat. Active homes for sale in July of 2014 were up 40% from the same month in 2013, while sold homes declined 11.7% and pending home sales only increased by 3.5%. This buildup of inventory may finally slow the market and lead to a market not so heavily favoring sellers.  The local Manhattan Beach real estate trends are slightly different with numbers being somewhat similar to a year ago in terms of active, pending and closed home sales although prices continue to rise, especially in the higher end of the market.  To see the most recent home sales visit our recent sales information site.

Good schools are the cornerstone of good communities, and nowhere is that more true than in the Beach Cities and South Bay.  One of the most common reasons I hear for buyers wanting specifically to be in Manhattan Beach is for their kids to be part of this nationally ranked award winning school system.  Manhattan Beach schools have ranked as one of the top districts in the country.  While any test scores in the 900 is a tremendous accomplishment, Manhattan Schools generally far exceed those numbers on a regular basis.

Median Home Price in Manhattan Beach Tops $2,000,000 in January

Median home prices increased dramatically throughout the South Bay in January of 2014, but nowhere were increases quite as impressive as in the luxury market of Manhattan Beach.  It was quite a month for the real estate market in this coastal community. Median home prices topped the $2.0M mark for the first time with a median price of $2,152,000.    Some of the increase in median price was due to the very low inventory with only 15 homes selling in the first month of 2014 (not taking into account the numerous “off market” sales). In addition the inventory of sub $1.0M continued to decline considerably as many of these homes were sold off market to builders or flippers. There has been a recent increase in both homes for sale and pending escrows which may ease the inventory pressure somewhat.  See the Manhattan Beach real estate trends for additional information on pricing, home sales, pending escrows, median prices and more.

Median Home Prices Up in Manhattan Beach
