While Home Inventory Remains Low…Oceanfront Strand Homes Buck the Trend

Over the past few years, the Manhattan Beach real estate market has been driven by low inventory and high demand.  Homes generally sell fairly quickly but the ultra luxury market of oceanfront homes, known in Manhattan Beach as the Strand is a vastly different situation.  Currently there are 7 oceanfront homes or properties for sale on the Manhattan Beach Strand.  As of 9/29/18 there are 7 homes for sale on the beach which is pretty incredible given the limited number of homes in general.  The median days on market for these homes is 79 with the average days on market a whopping 241.

11 of 39 Sand Section Homes for Sale are Oceanfront

I’ve written in the past about just how rare and valuable oceanfront homes in Manhattan Beach are.  Nothing has changed in that regard as prices have actually reach stratospheric levels and simply put, the number of homes on the beach is limited and always will be.  They may rebuild some of them, but there’s no room to build new homes.

Having said all of that it’s fairly amazing that over a quarter of the homes available in the sand section of Manhattan Beach are located on the oceanfront street known as The Strand.  A few years back it would have been difficult to find a single Strand home for sale.  Now there are 11 and most are staying on the market for quite a while.  The primary reason for this is that most Strand home sellers are asking for fairly unbelievable prices for their homes.  While there’s always a demand for luxury oceanfront homes even the higher end luxury home buyers are priced out of this neighborhood.

When it comes to the best in Southern California coastal lifestyle, it doesn’t get any better than life on The Strand in Manhattan Beach.  Manhattan Beach’s beach front address offers some of the most sought after, and valuable properties in California.  Prices along this oceanfront stretch have skyrocketed in the past few years as more luxury and high end buyers have determined that Manhattan Beach is the place to own and live.  Builders, pro athletes, entertainers and other big money players have snapped up everything from luxurious new construction to fixers and tear downs.  That trend may be slowing, however, as the number of homes available continues to increase while the current listings often take longer to sell.

Oceanfront Home Values Just Keep Rocketing Up on The Manhattan Beach Strand

Just when we thought Strand prices had reached stratospheric levels, a wave of new listings has shown that they’re set to go well higher.  Prices that two years ago would have been unthinkable now appear to be the norm.  Currently there are 4 oceanfront properties on the market in Manhattan Beach and the lowest priced home is listed at $16,000,000, located at 3120 The Strand with the highest price being $28,900,000 at 1000 The Strand.  View details on the current oceanfront homes for sale on The Strand in Manhattan Beach.  The current average list price for these oceanfront homes is over $20,000,000 with an average price per foot of over $5,000.  To put this in perspective the previous high water mark was $15,750,000 for 1904 The Strand which sold back in November 2014.  There have only been 2 other on market sales over $12.0M.

And Then There Were 50 – Housing Inventory Slowly Rising in Manhattan Beach

Although many listings are still selling the moment they hit the market, often over asking with multiple offers, the good news for buyers is that inventory is slowly creeping upward.  As of March 12th there are 52 homes for sale in Manhattan Beach.  While that’s 25% of the high point a few years back, it’s still twice the number of homes for sale just 45 days ago.  Currently the least expensive home in Manhattan Beach is listed at $895,000 for a court home in Manhattan Village.  The most expensive home currently on the market is and oceanfront home on The Strand listed for just under $14,000,000.  The average listing price in Manhattan Beach is currently $3,573,000.

The Difference Between Normal Streets and Walk Streets

The homes located on the “walk streets” of Manhattan Beach and Hermosa Beach are highly coveted and far more valuable to similar homes just blocks away that are not on these pedestrian walkways. So what is the difference?

What the walkstreet homes allow is somewhat of a front yard that opens up to the very social feel of the neighborhood. Not only is it safer due to the lack of cars, but it becomes and extension of both the home and the front yard and lends itself to a great community feel. In addition the lack of cars means lack of garages so all of the homes fact the more asthetically pleasing parts of the home and not the garages, alleys, etc.

2624 The Strand – New Beach Front Home For Sale in Hermosa Beach

Recently listed is the beachfront home at 2624 The Strand in Hermosa Beach.  The 2600 block is a fairly ideal location as the elevation from beach to street offers the potential for a slightly higher home, and the north Hermosa sand section location generally means higher owner occupancy, lower density and a different feel from the areas south of the pier.  The home is fairly dated with 3758 square feet on three levels and being built in 1962.  As an older home, however, it does enjoy some of the benefits that new homes don’t enjoy as setback restrictions were more forgiving at the time.   The square footage is great for an older home and with some upgrades this truly could be a showcase property.
