Let’s take a look at the homes, townhomes and condos that closed escrow in Manhattan Beach during the month of June 2022.  The activity level remained solid with 33 closed sales compared with 35 sales in May. The average “list” price was an impressive $3,518,000 with the average sold price at $3,574,121 meaning that homes generally sold WAY above the original list price. Another Beachfront Strand Condo Hits the Market in Manhattan Beach

The homes of the Manhattan Strand consist mostly of single family homes and the occasional duplex.   Beachfront condos are pretty rare but the last two properties on the Strand have both been condos.    This latest property is a 3 bedroom beachfront townhome in the El Porto area of the Manhattan Beach sand section.

4314 The Strand  is one of the last homes on the northern end of the Strand and all of Manhattan Beach.  The home is in very nice condition and seems to be priced well for the size, location and fact that it’s a townhome.   The biggest challenge is the location as it’s fairly close to the industrial areas just north and  the home fronts the beach/surf parking lot so there’s a bit more activity out front than many would prefer.

The Controversial Emoji House Hits the Market in Manhattan

If you somehow missed the news, there was a bit of controversy between neighbors in the sand section of Manhattan Beach. The owner of 216 39th Street was using the duplex for short term rentals (Air BnB type) which is a no no in Manhattan Beach and it wasn’t too popular with the neighbors. The neighbors complained and the city fined the owner. That wasn’t the end of it though and the owner then decided to paint the house pink with giant emojis on the side. Depending on whose story you believe the neighbors claim that it was done in retaliation for ratting her out to the city. She claims it just looks cool and funky. It’s created quite a stir and the neighbors now want it removed saying it’s causing safety issues in the neighborhood and causing travffic as it has become quite the place to snap a photo.

Now to add a little bit more to the drama, the duplex is for sale. Was this just a marketing ploy to get attention? Who knows but if you’re looking to buy the emoji house, or maybe just a beach close duplex….here’s the basics.
