Another great month for Manhattan Beach real estate
35 homes closed escrow at an Average Price of $4,647,847
Welcome to the Manhattan Beach real estate market update for September 2024.
September was an incredible month for home sales and home prices in this coastal community….even by Manhattan Beach standards.
There were 35 closed escrow during the month compared with 19 in August and 28 in July.
The average “list” price of the homes that sold was an incredible $4,876,169 with the average sold price at $4,647,847 which was a HUGE jump from 3,159,579 in August. It was even up from the incredible June average of $4,327,481.
The average price per square foot was $1,525 which was well up from $1,312 in August. Ironically homes averaged a fairly lengthy 75 days on market before going into escrow which was double the norm for 2024.
Of the 35 homes that sold, 12 were in the Manhattan Beach sand section, 7 in the tree section, 3 in the hill section, 2 homes in the gated community of Manhattan Village and 11 in east Manhattan Beach.
