28 closed home sales with an average sales price of $3,377,604
Let’s take a look at the homes, townhomes and condos that closed escrow in Manhattan Beach during the last big month of summer. August saw a bit of a slow down with 28 closed home sales compared with 36 in July and 33 sales in June. Average home prices were also down…..over $1.0M in fact, but July saw three beachfront homes sell which really skewed the numbers.
The average “list” price in August was an impressive $3,370,679 with the average sold price at $3,377,604 meaning that homes generally sold around full price.

The main reason for the incredible average sales price is that 3 of the homes that sold were beachfront properties on the Manhattan Beach Strand.
