22 closed home sales with an average sales price of $3,009,993

The number of homes that sold in November dropped slightly  from a slower October.  There were 22 closed home sales during the month.

Let’s take a look at the homes, townhomes and condos that closed escrow in Manhattan Beach during November 2022.

The average “list” price in November for the homes that sold was $3,036,545 with the average sold price at $3,009,993 which was down quite a bit from the $3,497,431 average price in October.

One thing to keep in mind with a lower average was that the biggest home sale of the month was an off market beachfront listing at 2316 The Strand that sold for $16,500,000.  As it was off market it’s not factored into the numbers above but certainly would have impacted average prices in a major way.
