Manhattan beach homes that sold in July 2022

An amazing average sales price of $4,463,553!

Let’s take a look at the homes, townhomes and condos that closed escrow in Manhattan Beach during the month of July 2022.  The activity level remained solid with 36closed sales compared with 33 sales in June.

The average “list” price was an impressive $4,520,806 with the average sold price at $4,463,553 meaning that homes generally sold below the original list price but the number were dramatically higher than in June.

The average price per foot was $1731 and median days on market was a very brief 10 days before going into pending status.  The average days on market was 28.  See how this compares to other months on our Manhattan Beach real estate trends and statistics page.

The main reason for the incredible average sales price is that 3 of the homes that sold were beachfront properties on the Manhattan Beach Strand.
