Another great month for Manhattan Beach real estate
28 homes closed escrow at an Average Price of $3,604,429
Welcome to the Manhattan Beach real estate market update for July 2024.
It was yet another amazing month for home sales and home prices in this coastal community.
Things picked back up a bit in terms of the number of homes sold during the month with 28 home sales compared to a slightly slower 21 in June.
The average “list” price of the homes that sold was an incredible $3,584,925 with the average sold price at $3,604,429 which was impressive….although a big drop from the ridiculous $4,327,481 in June.
The average price per square foot was $1,695 which was similar to previous months. Homes averaged 38 days on market before going into escrow which was pretty typical in 2024.
Of the 28 homes that sold, 7 were in the Manhattan Beach sand section, 9 in the tree section, 2 home sales in gated Manhattan Village and 10 in east Manhattan Beach.

The top sale of the month was the beachfront home at 1800 The Strand which sold for $24,500,000!
