3 beachfront Home sales drive the Manhattan Beach Market in july
With an incredible average sales price of almost $4.5M in July, it’s no surprise that several beachfront homes closed escrow. Multiple $10.0M+ sales definitely move the needle.
The first one might have been of historical significance…..literally. The home closed on 7/12/22 and went into escrow on 5/19/19. How often do you see a 3+ year escrow…..but it was. 614 The Strand Manhattan Beach was an older property in a hightly sought after location….not just beachfront but ideally located beachfront.
The second was a bit shorter although only a bit. 2804 The Strand Manhattan Beach closed escrow at $12,700,000 after orignally being listed at $16,499,000 in September of 2021.
The third big sale was 1516 The Strand Manhattan Beach with closed at $16,200,000 after only 153 days on the market. This beachfront home was the only one listed in 2022…..it had originally been priced at $17,500,000.
