Sold prices average over $4.3M for the month!

21 homes closed escrow at an Average Price of $4,327,481

Welcome to the Manhattan Beach real estate market update for June 2024.

Just when you think things couldn’t get hotter Manhattan Beach had an even better month in terms of home prices.

Things slowed down a bit in terms of the number of homes sold during the month with 21 home sales, compared to the extremely high 33 sold homes in May.  

Home prices were incredible……

The average “list” price of the homes that sold was an incredible $4,441,519 with the average sold price at $4,327,481 which was a significant increase from the already impressive $3,852,675 in May.

The average price per square foot was $1472 which was similar to previous months.  Homes averaged 56 days on market before going into escrow which was pretty typical in 2024.

Of the 21 homes that sold, 8 were in the Manhattan Beach sand section, 4 in the tree section, 1 in the Manhattan Beach hill section, 1 home sale in Manhattan Village and the rest in east Manhattan Beach.

Although one of the homes was a beachfront duplex at 1720 The Strand that sold for $14,000,000….surprisingly that wasn’t the top sale of the month.  1012 Pacific Avenue in the hill section sold for $14,900,000!
