March home sales and home prices in Manhattan Beach CA

29 Sold Homes at an Average Pricce of $3,032,779

Welcome to the Manhattan Beach real estate market report for March 2024.

Things picked up considerably in terms of the number of homes sold during the month.  There were 29 on market home sales compared to 19 in February and only 13 in January.

The average “list”  price of the homes that sold was $3,083,690 with the average sold price at $3,032,779 which was a healthy drop from $3,455,043 in February but pretty much on track for the market.

The average price per square foot was $1337 which was similar to previous months.  Homes averaged  a  lengthy 70 days on market before going into escrow although the median was a brief 22 DOM.

Of the 29 homes that sold, 6 were in the Manhattan Beach sand section, 6 in the tree section, 1 in the hill section, 1 home sale in Manhattan Village and the rest in east Manhattan Beach.

Although a bit hard to believe, the top home sale of the month a townhome at 413 Bayview Drive, Manhattan Beach, CA 90266 in the sand section that closed at $6,000,000
