Manhattan Beach Real Estate Market Recap
24 homes closed escrow at an Average Price of $5,084,002
August was both up and down with fewer home sales but an incredible average home price. There were 24 homes that sold last month compared with 34 in July, 29 in June, and 32 in May. That said prices were incredible.
The average “list” price of the homes that sold was $5,497,458 with the average sold price at a stunning $5,084,002. Compare that to the already imressive $4,018,983 in July, $3,675,528 average in June and $3,686,772 in May.
The average price per square foot was $1,629 which was actually below the $1916 in July but consistent with the market in 2025.
Homes averaged 46 days on the market before selling.
Of the 24 home sales, 8 were in the sand section, 9 in the tree section, 2 in the hill section, no sales in Manhattan Village and only 5 sales in east Manhattan Beach and Liberty Village.
