Manhattan Beach Real Estate Market Recap
33 homes closed escrow at an Average Price of $4,257,657
While it was no real surprise that January was a “slow” month for the number of homes that sold, February definitely picked up the pace.
There were 33 home sales in Manhattan Beach in February compared to 20 in January, and 21 in December.
The average “list” price of the homes that sold was $4,272,333 with the average sold price at $4,257,657 which was a big drop from a fairly incredible $5,323,450 in January but well up from the more normal $3,292,631 average in December and $3,327,260 in November.
The average price per square foot was $1482 which was down from $1815 in January but up from $1,378 in December.
Homes averaged 58 days on market before going into escrow with a median of only 17 days.
Of the 33 home sales, 14 were in the Manhattan Beach sand section, 6 in the tree section, 3 in the gated community of Manhattan Village with 8 in east Manhattan Beach and Liberty Village.
