Hermosa Beach Home Inventory Hits a 10 Year Low

If you’re a home buyer looking for a home in Hermosa Beach no doubt you’re frustrated.  Why is it so difficult to find a home in this coastal community?   The reason is simple….there are none.  That may be a slight exaggeration but not by much as December saw the fewest number of active listings in over 10 years.  Although January numbers were not reflected in the chart below as of this posting, the number of homes currently for sale in Hermosa as of January 28th is now down to 28 including all single family, townhome and condos.  With a market so favoring sellers, peak prices, multiple offers and more, it’s becoming difficult to understand why more owners are not listing and selling their homes.

Just Like This Crazy Weather….The Manhattan Beach Real Estate Market is Hot!

The only thing hotter than the 80 degree days we’ve seen so often in January is the real estate market along the coast.  The market seemed to slow just a bit and appeared to finally be calming down, but recent listings and sales indicate that we’re quickly back in frenzy mode.  Of my last two sales, both buyers were willing and happy to pay a premium if it meant the difference in getting an accepted offer.  Many recent home sales have been at, or over list price, even with the inflated list prices and as another realtor recently said “price was not an issue for her buyer” which makes for a challenging market for buyers trying to stay within a budget.  The information below is a brief overview of real estate in Manhattan Beach in the past 30 days.  The key information is to not that there are far more homes in escrow then active on the MLS with an almost equal number of closed sales to current listings.

Beach Charm in the Trees – 1417 Pine Manhattan Beach

Whenever I walk into a home I try to envision everything from a buyer perspective.  Some homes require some vision to see the potential that is just below the surface and others are picture perfect.  1417 Pine in the Manhattan Beach tree section falls into that latter category and will likely appeal to a mass audience looking for something warm and charming.  The curb appeal is excellent and the interior shows beautifully with bright open spaces, nicely prepped and staged rooms and a good sized backyard to enjoy the year-round summer weather.

When List Price Goes Up?

It’s always interesting when I see a listing that’s been on the market a while and during that time the list price has actually increased.  The beachfront home at 3001 The Strand in Hermosa Beach is one of those and it is interesting what goes on in sellers minds.  Often times the prices reflect an update based on even more recent sales, but it does seem a strange tactic to continually increase the price.  If buyers were not willing to pay the previous amount I’m just not sure how and why a price increase is going to help sell the home.  The home was originally listed in June of 2013 at very high, but somewhat reasonable $11,900,o00.  That’s a big number, even for beachfront property, but it is a very large home ideally located in the north Hermosa sand section, and is relatively new being built in 2007.  In August they changed realtors and re-listed the home for $13,900,000 which is almost a record setting number.  In late October they must have decided that they felt it was worth even more as they raised the price a third time to $14,900,000 and there it sits.   I had the chance to show the home and although it’s beautiful and location can’t be beat, it was a very custom home suited to the original owners tastes with white marble floors throughout.  Clearly price was altered with the sale of nearby 2666 The Strand but that home was brand new, 7000+ feet on an very unusual lot that allowed for over 70 feet of beach frontage.

Many home buyers contact me searching for their future home in Manhattan Beach.  Unfortunately the average home price often makes their hoped for home challenging, if not impossible.  With a median home price near $1.2M there isn’t much in the way of “starter homes”.  Currently there is one condo on the market priced under $500,000 which is a rare occurance in this luxury market.   1520 Manhattan Beach Blvd #D is a 2 bedroom 1 bath condo across from Poliwog Park in East Manhattan Beach
