February was another solid but slower month for home sales in Manhattan Beach with 27 on market condo, townhome and home sales closing. The median list price was $2,899,000 with a median sold price of $3,075,000 which means that most homes sold dramatically over asking price. The median price per foot was $1,041.  The highest priced home sale of the month was $6,900,000 with the lowest priced sale of $889,000.Visit our Manhattan Beach CA real estate trends and statistics page to see how February compared with other months.

Big Home Sale of the Month – Beachfront Home at 1920 The Strand Sells for $16,250,000

January kicked off 2021 with only 18 homes closing escrow  during the month.  While the volume of home sales  was down the top  sale of  the month certainly wasn’t.  The corner lot beachfront home at 1920 The Strand was far and away the high sale  of the  month at $16,250,000.    Originally listed for  $16,900,000 back in May of 2020 this was still a very impressive number given the big price reductions on just  about any other Strand sale in the past year.  The home was ideally  located and offered 5 bedrooms, 7 baths and over 5,500 square feet.

The High Sale of the Month Beautiful Cape Cod Walk Street Home Sells at $6,100,000

The biggest sale of the month in Manhattan Beach was a walk street single family home located in the sand section at 412 8th Street.  The home was listed for $6,349,000 and closed at $6,100,000. Big Sale of the Month – Beachfront Home at 2722 The Strand Closes at $17,750,000

November saw three beachfront homes or properties sell during the month which may be a nice sign for the many other home sellers on The Strand as it’s been a very slow market.

2722 The Strand was a very unique opportunity as it was beachfront corner double lot.  The value was really in the land as the home was older and dated but the opportunity for a true legacy home wasn’t hard to see.  The current home was a little over 6,000 feet (which in itself is a rarity) and the lot was slightly smaller than 7,000 square feet.  According to the listing agent the lot size allowed for the build of an 11,500+ foot home which is just about impossible to replicate anywhere else…especially with the city no longer allowing lots to be combined.
