Even in a hot “sellers” market there are some homes that just exceed the norm. The recent sale at 822 6th Street shows that when somethng is priced well, it’s most definitely not a slow market. 822 6th Street in the hill section of Manhattan Beach was listed for $2,999,000 and sold for $3,575,000. The home itself was going to be a challenge for many buyers with a mid-century design and a layout that wouldn’t accomodate many of today’s buyers without some major changes but that didn’t slow the process down. From our understanding there were at least 7 offers, many all cash, and it sold for almost $600,000 over the initial list price.
Listed at a price fairly unheard of for any location other than the beachfront homes of The Strand, 202 Ocean not only came out at a huge list price of $12,750,000 but surprisingly went under contract quickly. If the home sells anywhere close to the list price of it will really set a new standard for the market.
Although the home isn’t on the Strand it’s pretty ideally located just one home back and in the south end of the Sand Section which is always valuable territory. The home offered a corner walkstreeet location with great south and west facing views from every level. Due to the location the current views are basically unblockable which is a rarity for anything other than beachfront homes on the Manhattan Beach Strand. The home offered an impressive 5 bedrooms, 6 baths and almost 4,200 square feet.

Although the recent relisting of The Strand at $26,000,000 is the most expensive property currently for sale, the home at 1901 Manhattan Ave in Hermosa certainly takes the prize for the most expensive single family home. Although we don’t believe it will sell for anywhere near the current list price of 22,000,000….if it does it would be the second highest residential sale ever in the South Bay.
The home that had been there sold back in 2013 for $4,200,000. It’s a tremendous lot and the steep incline of the hill meant guaranteed ocean views. The home that was built, and now for sale at 1901 Manhattan Ave most definitely took advantage of those views…..from just about every room. Even the lowest level which feels a bit like a luxurious basement, has ocean views out of the corner window.
The home is pretty spectacular and at over 9000 feet is extremely rare. Ocean views from everywhere, luxury finishes throughout, infinity pool (lowest level actually has windows into the pool) and a short walk to the beach make the home a winner.

Over the past few years, the Manhattan Beach real estate market has been driven by low inventory and high demand. Homes generally sell fairly quickly but the ultra luxury market of oceanfront homes, known in Manhattan Beach as the Strand is a vastly different situation. Currently there are 7 oceanfront homes or properties for sale on the Manhattan Beach Strand. As of 9/29/18 there are 7 homes for sale on the beach which is pretty incredible given the limited number of homes in general. The median days on market for these homes is 79 with the average days on market a whopping 241.

Manhattan Beach saw yet another strong month in home sale and home prices in November of 2017 with 35 homes sales at a median home price of $2,300,000. This was well over the November of 2016 median price of $1,863,000 but well below the numbers for October 2017.
The lowest price home sale of the month was a smaller single family home on Rosecrans which closed at $1,250,000 with the highest price sale cosing at $9,400,000 for a single family home at 712 John in the Manhattan Beach hill section. This home had been on the market originally at $11,995,000.
