Home sales and property prices for this past month

Let’s take a look at the homes, townhomes and condos that closed escrow in Manhattan Beach during the month of May 2022.  The activity level remained solid with 35 closed sales compared with 35 sales in April as well.

The average “list” price was an impressive $3,404,457 with the average sold price at $3,449,471 meaning that homes generally sold WAY above the original list price.

The top home price of the month was a hill section single family home located at 812 5th St. The home was listed at $9,500,000 and sold for $8,980,000.

In a good sign that the low inventory in Manhattan Beach may be improving a bit, there’s several new listings hitting the market in Manhattan Beach and specifically the gated community of Manhattan Village.

The recent addition of 2 listings is a good sign that inventory may be picking up just a bit.  42 Dover Place is a 2 level townhome offering over 2,000 square feet.  This is a plan 7 layout with a traditional floorplan with all bedrooms upstairs.  The home offers some nice updates but flooring is a bit of a challenge with extensive tiling downstairs (very busy in our opinion)

Welcome to the December 2021 real estate market review for property sales in the coastal community of  Manhattan Beach California.  December 2021 was a bit slower in terms of the number of sold homes with 35 closed home sales in the month compared with 45 in December of 2020.  The median sold price was $2,680,000 which is also a bit low for Manhattan in recent months as most months prices have exceeded $3,000,000.  Homes averaged only 24 days on market before going into escrow.  See how this compares with other months on our Manhattan Beach real estate trends page.
