February was a very slow month for closed home sales in Manhattan Beach with only 21 homes sold during the month. That’s the fewest home sales in a month over the past 18 months other than December 2018 and 2019 (which is typically very slow) Prices were solid as they’ve been over the past 18 months with the median list prices of $2,250,000 and a median sales price of $2,230,000. Average price per foot for sold homes in Manhattan Beach was $1174. Median days on market was only 39 which is another indication of a strong sellers market. I utilized Keith Kyle to both sell my home and buy a new home. Let me first tell you about selling our home. I had initially found Keith Kyle as I was interested in a home he had listed for sale. After speaking with him on the phone and after a number of email correspondences, the home he had listed that I was originally wanted not going to work out for me (in terms of price). We discussed listing my house during these phone calls and emails, however, I had told him that I had already found an agent that I was going to list my house with, but thanked him for his time. In the weeks prior to listing my home, Keith kept in touch with me giving me pointers on what I could do and what to be weary of (even though he knew he didn’t have my business as I was listing with someone else). He invested time to teach me about the process and what to look out for. The night before we were going to sign with another agent, my wife and I discussed and decided to change our mind and sign with Keith. He made us feel comfortable and spent the time with us. After listing with Keith, he spent a great deal of time walking us through the process, took great pictures with a professional photographer, helped us stage the house and asked about my 2 year old sons schedule. This was important to us as he wanted to make sure we were not inconvenienced in any way (e.g. son’s nap time, picking up and dropping off to school, etc.). In addition, he wasn’t shy about listing our house higher than we initially thought we would get. Once the house was listed, our house had a an offer at FULL PRICE. We were also able to close with 45 days and the buyer side needed some real help, which Keith provided to them (in lieu of their own agent) to make sure the deal went through and was timely.With respect to buying a new home, Keith helped us out every step of the way. He helped us get into properties to see after normal business hours give my wife’s and my schedules were hectic. We saw over 25+ homes in our search and not one time did I ever feel he was frustrated with us or not willing to invest him time. We finally found our dream home in a dream location, however, the backyard needed some work. Keith had contractors come and give us estimates to get the backyard in good shape, which we were able to price into our offer. Even before we made the offer, Keith made sure to double and triple check we were completely satisfied as this is a lifelong decision. In addition, the house we were buying was being sold by a relocation company that didn’t “budge” on anything. Keith helped us negotiate with them on credits/fixes and even gave up some of his commission to make us completely satisfied to bridge the gap. We moved in two weeks ago, and even to this day, Keith follows up with us to make sure everything is good.I have already recommended Keith to many friends and colleagues when they are ready to buy and sell. We were first-time homebuyers and Keith was fantastic.We chose him after interviewing a few other agents. He’s easy to talk to and most importantly, he listens to you. While anybody can find listings online, Keith did a good job looking for houses that fit our desires and budget. We didn’t know the neighborhoods very well, but he showed us safe, family-friendly areas. Keith also gave us good advice on houses we found online. He once checked out a listing himself and found major structural issues. It saved us from wasting our time looking at duds. He also tries his best to find potential listings before they list publicly. Once we offered on our home in Torrance, he stayed very responsive and would check in with us consistently (but not annoyingly at all). He informed us of every step and made sure we considered all different types of inspections. It was very apparent that he stayed in contact consistently with the seller’s agent. Keith negotiated closing cost credit, repairs, and more credits after the repairs. Needless to say, the money we saved helped us have some savings after closing escrow. Keith also helped us close escrow sooner and motivated the seller to make repairs in order to close the deal. In the end, we bought a beautiful home that was listed over our budget, but sold under our budget limit!
For first-timers, we thought it was to be a lot tougher. Sure, we did a lot on our part, like lining up our home loan early and efficiently, but having Keith and his knowledgable service kept us confident and assured in the process.”

If you’re a buyer in Manhattan Beach or any South Bay community, it’s been clear for a while that demand clearly has been outpacing supply. Inventory has remained at record lows since the end of 2014 but that may slowly, and finally, be easing a bit. The low point was reached in December with only 28 homes on the market in Manhattan Beach (as opposed to the high of over 200 several years earlier.)
