It seems that in the luxury home market of Manhattan Beach, CA the only way to successfully buy a home may be to find out about it before it goes on the market.  With the record low inventory and pent up demand for housing in this upscale coastal community we are seeing many listings see many listings selling almost immediately with multiple offers, often all cash and well over the list price.  So how does a buyer compete?  It may come down to just how well connected your realtor is…

Inventory Down and Prices Up In East Manhattan Beach

The real estate market in Manhattan Beach continues to be dictated by record low inventory and there doesn’t seem to be any indication that will change in the near future. Historically inventory picks up mid to late January after the Superbowl when potential home buyers restart their searches and homeowners hope to take advantage of the increase in buyers. With the demand for homes in Manhattan Beach never waning, even through the traditional slowdown of the holidays, there’s been no reason for sellers to wait to list their homes…and no indication we’ll see any dramatic increase anytime soon. The chart below shows the combined areas that make up East Manhattan Beach with the light green line indicating active listings, the red bar pending home sales, and the dark green representing closed sales.

Hermosa Beach Home Inventory Hits a 10 Year Low

If you’re a home buyer looking for a home in Hermosa Beach no doubt you’re frustrated.  Why is it so difficult to find a home in this coastal community?   The reason is simple….there are none.  That may be a slight exaggeration but not by much as December saw the fewest number of active listings in over 10 years.  Although January numbers were not reflected in the chart below as of this posting, the number of homes currently for sale in Hermosa as of January 28th is now down to 28 including all single family, townhome and condos.  With a market so favoring sellers, peak prices, multiple offers and more, it’s becoming difficult to understand why more owners are not listing and selling their homes.
