New  to the market this past week is an amazing beachfront home located at 508 The Strand in the south sand section.  Great location…..check, unblockable views……check, high end new construction…..check.  We were excited to see this one hit the busy Strand home market. Big Sale in August – Beachfront Duplex on the Strand in Manhattan Beach Closes at $14,500,000

We don’t have many details on the buyer or their intentions but this is definitely the home sale of the month in Manhattan Beach. What it really likely a land sale, the beachfront duplex at 516 and 518 The Strand closed in August for $14,500,000. This one is all about the location as the south Manhattan Beach sand section location is about as good as you get.

Big Sale on the Strand – Beachfront Home at 2722 The Strand Goes Into Escrow

Beachfront Strand homes don’t generally move quickly so it’s big news when something goes into escrow or sells. 2722 The Strand is definitely big news as it’s one of the most expensive listings ever.

Priced at $22,750,000 the home at 2722 The Strand sits on a double lot in a great mid sand section location with massive and unblockable 180 degree views.  The current home was built in 1951.  It’s certainly been upgraded through the years but still quite dated and as of this post we’re not sure the buyers intention to remodel or completely rebuid.  The current home offers 8 bedrooms, 9 baths and over 6,000 square feet.    As with many homes along the Strand 2722 has been on an off the market for years.  It was originally listed in 2015 for $28,500,000 and went through a number of agents and price reductions last being at $22,750,000 in December of 2019.  It was pulled off of the market and just recently reappeared as on market and in escrow.  We’ll update the details as we have them.

The newest offering in a fairly crowded beachfront market is 1516 The Strand, Manhattan Beach priced at $18,900,000.  The home was built in 2005* and offers 4 bedrooms and 4 baths and almost 5,000 square feet on three levels.  It’s very close to the pier which has both upside and downside but the views it offers of the pier, beach and ocean are dazzling.

Recent Beachfront Home Sale – 2304 The Strand in Manhattan Beach Sells for $7,400,000

It’s been a while since the last beachfront home in Manhattan Beach closed escrow, but that just recently changed with the sale of 2304 The Strand.  This was basically a lot value sale and had been on an off the market for some time with a number of price reductions.   Originally listed in January of 2019 for $9,950,000 the price was reduced $8,999,000 in July, then $8,250,000 in October, to settling at $7,950,000 in November.  It’s not unusual for most Strand homes to sell for way below original list price (in large part to not being priced in line with value originally) but this was an almost 25% drop from list price.  The two most recent sales on the beach have both been tear down/lot value sales.  The prior sale was at $8,525,000 for 3212 The Strand.
