One of the top home sales of May 2022 in Manhattan Beach was a beachfront townhome in the Manhattan Beach sand section. There were actually two beachfront Strand homes in Manhattan Beach close escrow and one of them was a beachfront townhome located at 4314 The Strand Manhattan Beach.

This is one of the last homes heading north in the El Porto area of Manhattan Beach.  4314 The Strand was in excellent shape and was  priced well for the size, location and condition.   Homes often struggle to sell quickly this far north as the homes in this stretch sit behind the beach/surf parking lot so there’s a bit more activity out front than many would prefer.  The home features 3 bedrooms on three levels and offers great and unblockable views from each.

4314 The Strand was listed for $5,275,000 and closed escrow at $5,175,000 and went pending after only 14 days on the market.  Impressive!

February 2022 Manhattan Beach Home Sales

Take a look below at the homes that sold in Manhattan Beach during the month of February 2022.  The activity level jumped a bit with 24 home sales during the monnth compared with only  17 during January.  There were 35 closed home sales in December. The average “list” price was a pretty massive $4,018,917 with the average sold price at $4,067,648 meaning that, in general, homes sold well above the original list price. Although one of the sales was a beachfront home at 4104 The Strand, the top sale of the month was a 4,282 square foot new construction single family walkstreet home at 420 5th St that closed at $6,845,000.

Manhattan Beach January Real Estate Recap

Let’s take a quick look at the January real estate numbers in Manhattan Beach CA.  The market was  quite slow with only 17 total sales during January.  That wasn’t surprising as December had very few homes available on the market.  The median sales prices was $3,200,000 and homes averaged 61 days on the market.  See how that compares to previous months on our Manhattan Beach real estate trends page.

219 Anderson in the Hill Section the Top Sale of January at $6,500,000

The top sale of the month in Manhattan Beach was a hill section estate located at 219 Anderson.  The home was huge at almost 6,500 square feet and offered some great ocean views from the 8,000+ square foot elevated lot.  The home closed escrow at $6,500,000 which didn’t sound surprising given the $7,000,000 but it wasn’t long back that it was listed at $8,950,000 and the originally at  $10,000,000 in September.
