Welcome to the December 2021 real estate market review for property sales in the coastal community of  Manhattan Beach California.  December 2021 was a bit slower in terms of the number of sold homes with 35 closed home sales in the month compared with 45 in December of 2020.  The median sold price was $2,680,000 which is also a bit low for Manhattan in recent months as most months prices have exceeded $3,000,000.  Homes averaged only 24 days on market before going into escrow.  See how this compares with other months on our Manhattan Beach real estate trends page.

Welcome to our real estate recap for Manhattan Beach.  We’ve provided the information below to get a sense of the Manhattan Beach real estate market at a glance.
We saw a big drop in the number of homes sold with with 20 closed escrows compared wtih 44 in April 2019.  The homes averaged only 41 days on market while the median sales price was a very impressive $3,540,000.  The average price per foot for the month was $1,309,000.

Average Home Sales Price Nearing $3,000,000 in Manhattan Beach

The December numbers are in and if there was any thought that the real estate market in Manhattan Beach was leveling the numbers certainly say otherwise.

The average home price in Manhattan Beach for the homes that closed escrow during December was $2,766,567 with a median price of $2,184,000.  That’s a fairly incredible number that still shows no sign of slowing or reversing.   The reasons are the continued demand with a limited supply of new listings, combined with an abundance of new construction homes that are fetching record prices.  See the chart below for the December home sales numbers for Manhattan Beach and the South Bay for December of 2015.

No Place Like Home for Holidays – But Not Too Many Homes To See

It’s been quite a while since we’ve seen a bank owned home in Manhattan Beach.  There are still a limited number of foreclosures in the South Bay, but qith homes now valued beyond the former peak and prices rising daily in Manhattan Beach it would seem almost impossible that someone would be foreclosed on but this is clearly a remnant of a market significantly different just 2 years ago.  With the foreclosure process taking a long time we’re just now seeing this on the market.
