Oh what a month it was for real estate in the city of Manhattan Beach during April. There were 48 homes that sold during the month with another 60 going into escrow. The neweest beachfront home on the Manhattan Beach Strand market is a townhome/condo that makes for a very interesting opportunity. It is technically a condo but is the entire home facing the beach so it looks and feels more like a single family. The reason we say it’s new to the market is that the rear property at 4114 The Strand had been on the market not long ago and the owner would consider selling both together or separately. The price on 4112 The Strand is $7,490,000 and the price on 4114 The Strand was (pulled off of the market and not currently active) $4,750,000. The front home features 4 bedrooms (2 of which have great beachfront views), 4 baths and approximately 2,550 square feet. Although it was built in 2008 it’s been extensively remodeled and upgrated and has a fantastic beach feel. One challenge is it’s location as it’s pretty far north and well into El Porto which can be great for commuters but does have the beach parking lot directly in front which is a bit of a challenge. Homes averaged 51 days on market and sold for a median sales price of $3,677,000. See how this compares with other months on our Manhattan Beach real estate trends and statistics section. On Wednesday, May 12th, the California Department of Public Health posted updated guidance on showings and open houses to their website, allowing in-person open houses in many jurisdictions. However, the Los Angeles County Department of Public Health has NOT yet updated their guidance to allow in-person open houses. There are still some open houses “by appointment” but they’re still a bit more of a challenge.
This means that in-person open houses are NOT allowed in Los Angeles County until the county guidance which supersedes state guidance, is updated to reflect this change.
We will notify you of any updates.
SBAOR, along with other local civic and trade organizations, are in constant communication with the county and are working hard to get county guidance updated to come in line with the state’s May 12th update allowing open houses. While we anticipate that changes will be made soon, no changes have yet been made at the county level to allow open houses.
