The Beachfront Home Market Alive and Well – 2316 The Strand Sells at Full Price After Nearly A Year on the Market

The Strand market has been about the only slow home sale market in all of Manhattan Beach over the past few years. These ultra high end beachfront homes often have price tags that just don’t make them easy to sell.  Homes can sit active on the market for years due to the exorbitant prices and the fact that there are not many buyers that can afford these highest end homes.  Over the past few years several homes have been on the market for years with seemingly never ending price drops.  3808 The Strand was a good example being on the market two years, 5 different realtors and finally selling for just over $11M after initially being listed for $16,500,000.

The recent sale at 2316 The Strand may be showing a definite change in the market.  There have been six beachfront home sales in the past 45 days which is pretty amazing.  The home at 2316 was initially listed a year ago for $17,500,000 and then reduced to $16,500,000 before eventually being pulled off of the market.  It ended up selling while off market for the full $16,500,000 price which is pretty amazing.

Beachfront Townhome at 808 The Strand Hits the Market At $11,695,000

One of the more recent beachfront listings is a beautiful townhome located at 808 The Strand in the south sand section of Manhattan Beach.  It’s absolutely beautiful with a Cape Cod design and an open and bright beach look and feel.  Listed at $11,695,000 that’s an awfully big number for a townhome but the home is fantastic and the location is pretty ideal being blocks to the pier and downtown but just far enough to miss out on some of the traffic and busy summer days. Beachfront Condo Closes at $3,500,000 on the Manhattan Strand

There have been a number of recent sales on the beachfront Strand in both Manhattan Beach and Hermosa which may be a welcome sign for the many listings that have been on the market for long durations…years in some cases. There just are not that many buyers for this price range and with an abundance of homes on the market all seeming to attempt to price at record numbers…..many homes sit on the market.

This most recent sale was a rare condo so the price point was certainly very different from the single family and duplex properties on The Strand. 1144 The Strand #B closed at $3,500,000 after coming on the market in late 2020 for $4,500,000. The seller’s willingness to come down on price certainly played a role in getting it sold. It was a very large condo with almost 2,500 square feet and 3 bed/2 bath. The biggest challenge was that it had been undergoing a major renovation when put on the market so it was basically a construction site which eliminated any traditional financing and took a buyer with a lot of vision. Big Sale of the Month – Beachfront Home at 2722 The Strand Closes at $17,750,000

November saw three beachfront homes or properties sell during the month which may be a nice sign for the many other home sellers on The Strand as it’s been a very slow market.

2722 The Strand was a very unique opportunity as it was beachfront corner double lot.  The value was really in the land as the home was older and dated but the opportunity for a true legacy home wasn’t hard to see.  The current home was a little over 6,000 feet (which in itself is a rarity) and the lot was slightly smaller than 7,000 square feet.  According to the listing agent the lot size allowed for the build of an 11,500+ foot home which is just about impossible to replicate anywhere else…especially with the city no longer allowing lots to be combined.

Big Sale on the Strand – Beachfront Home at 2722 The Strand Goes Into Escrow

Beachfront Strand homes don’t generally move quickly so it’s big news when something goes into escrow or sells. 2722 The Strand is definitely big news as it’s one of the most expensive listings ever.

Priced at $22,750,000 the home at 2722 The Strand sits on a double lot in a great mid sand section location with massive and unblockable 180 degree views.  The current home was built in 1951.  It’s certainly been upgraded through the years but still quite dated and as of this post we’re not sure the buyers intention to remodel or completely rebuid.  The current home offers 8 bedrooms, 9 baths and over 6,000 square feet.    As with many homes along the Strand 2722 has been on an off the market for years.  It was originally listed in 2015 for $28,500,000 and went through a number of agents and price reductions last being at $22,750,000 in December of 2019.  It was pulled off of the market and just recently reappeared as on market and in escrow.  We’ll update the details as we have them.

Manhattan Beach’s Most Expensive Listing Pulled Off of the Market

The South Bay’s most expensive listing, located at 1000 The Strand, was just recently pulled off of the market. This was an older multi unit property on a beachfront corner lot and 1/2 very close to the pier. According to the listing agent it’s still very much for sale, but due to showing restrictions and the current Covid 19 situation it didn’t make sense to leave it on the market. Priced at $25,900,000 it was on of only 2 homes listed over $20,000,000. The second was at 909 Via Coronel in Palos Verdes Estates and was also taken off of the market.
