In a good sign that the low inventory in Manhattan Beach may be improving a bit, there’s several new listings hitting the market in Manhattan Beach and specificallythe gated community of Manhattan Village.
The recent addition of 2 listings is a good sign that inventory may be picking up just a bit. 42 Dover Place is a 2 level townhome offering over 2,000 square feet. This is a plan 7 layout with a traditional floorplan with all bedrooms upstairs. The home offers some nice updates but flooring is a bit of a challenge with extensive tiling downstairs (very busy in our opinion)
While it’s not scheduled to go “active” for a bit, it’s great news to see an upcoming listing in Manhattan Village The latest listing in the gated community of Manhattan Village is a plan 7 townhome offering a spacious layout with 3 bedrooms, three baths and approximately 2,042 square feet of living space. Features of the plan 7 layout include separate living room and family room, private patio and all three bedrooms on the second level.
The two most recent listings in Manhattan Village indicate a very hot real estate market that, so far, doesn’t seem to be impacted by the Covid 19 challenges seen elsewhere. The most recent listing at 14 Bermuda Court went into escrow after only 11 days on the market. This was a plan 2 Court home priced at $1,125,000. The second home was a townhome at 53 Sausalito Circle priced at $1,625,000 and was only on the market for 7 days prior to going into escrow. This was a pretty special place with fantastic view of the golf course.

2018 was a very solid year in Manhattan Village with numbers being very similar to the previous year. There were 21 “on market” home sales in this gated community in Manhattan Beach during the year. The average list price $1,451,756 with a average sales price of $1,443,476. The median list price was $1,310,000 with a median sales price of $1,338,000. Compare that with 2017 average sales price of $1,464,391 and median sales price of $1,444,000. Both numbers indicate a really strong seller’s market with list prices and sales prices being very similar meaning sellers were getting full price or more on their homes.
Average days on market was 53 with a median days on market at 20. The lowest priced sale of the year was for a Plan 1 2 bedroom court home at 21 Coronado Court that sold for $1,025,000 with the highest priced sale of the year a large 4 bedroom single family plan 4 “estate” home at 7 Westport that closed at $2,450,000. Inventory is definitely on the rise in Manhattan Village, one of the Beach Cities few gated communities. There are currently 6 active homes for sale which is equal to the high water mark in 2016 and hasn’t been topped since 2014. Of the 6 homes all are townhomes or courthomes.
