Manhattan Beach wasn’t the only South Bay city that saw record home prices….take a look below to see home sales and prices throughout the South Bay. 

There just seems to be no end in sight to the super hot South Bay real estate market  February 2022 was a  slower  month for the number of homes that sold in most South Bay cities but certainly busier than January which was almost historically slow due to extremely low inventory in December.

Just Down the Street…..Hermosa Sand Section Home Sales in 2021

While it might not officially be Manhattan Beach, the sand section of Hermosa is about as close as you can get.  Let’s take a look below at all of the homes that sold in the Hermosa’s sand section which extends from Manhattan Beach down to Redondo Beach.  The sand section is the part of Hermosa closest to the beach and generally the most expensive part of Hermosa Beach.

2021 saw 127 on market home sales in the sand section.  The average ‘asking” price was  $3,094,031 while the average sales price was $3,055,633 meaning this was one of the rare areas in which homes generally sold below the list price. The average price per square foot in the area was $1319 and homes averaged 54 days on the market.

The top sale of the year was not surprisingly a beachfront home located at 1830 The Strand.  The new consruction home sold for $11,570,000.

August Home Sales in Manhattan Beach CA and the South Bay

Manhattan Beach saw yet another impressive month of home sales with 36 homes selling in August at a median price of $2,230,000.  That was way over the prices of August the previous year and was almost a 23% increase in the median home prices.

In August, overall the South Bay trended up from the previous year in terms of median home prices with only a few local cities seeing a decrease in y over year prices.
