528 15th Street – The Highest Priced Sale in the Tree Section in 2020

While this area is technically in the Manhattan Beach tree section it’s really more comparable to the sand section as it’s just east of downtown and many of the homes offer big views (unlike the majority of tree section homes)

The single family home at 528 15th St was the highest on market home sale of 2020 in the tree section of Manhattan Beach.  This was a beautiful single family homes with 6 bedrooms and 6 1/2 baths and almost 6,500 square feet on a oversized 6,200+ squarefoot ocean view lot.  It was originally listed at just under $10,000,000 and closed at $8,215,000.

Big Number for Manhattan Beach Walkstreet Home at 202 Ocean

Listed at a price fairly unheard of for any location other than the beachfront homes of The Strand, 202 Ocean not only came out at a huge list price of $12,750,000 but surprisingly went under contract quickly.  If the home sells anywhere close to the list price of it will really set a new standard for the market.

Although the home isn’t on the Strand it’s pretty ideally located just one home back and in the south end of the Sand Section which is always valuable territory.  The home offered a corner walkstreeet location with great south and west facing views from every level.  Due to the location the current views are basically unblockable which is a rarity for anything other than beachfront homes on the Manhattan Beach Strand.  The home offered an impressive 5 bedrooms, 6 baths and almost 4,200 square feet.

Luxury Home Flips Alive and Well in Manhattan Beach

Although we’ve seen quite a slowdown in luxury home flips in Manhattan Beach, they are still out there and are still alive and well.  The reason for the slowdown is that the home prices for older, original condition homes has increased so much in the last two years that it’s been tougher for investors and flippers to find properties with a guaranteed return.  2014 and 2015 saw a number of luxury home flips in Manhattan Beach and many opportunities for 1641-23rd-st-manhattan-beachrehabbing and often expanding these original beach bungalows and many investors did very well.  While it’s slowed down the recent flip, listing and sale at 1641 23rd Street in East Manhattan Beach.  Purchased for $1,260,000 in November 2015, the reinvented (and expanded by about 400 feet it appears) home came on the market as a luxury flip for $1,799,000 in July of 2016.  While that price may have been a bit over valued, the recent price drop to $1,699,000 seems to have done it as it’s gone into escrow as of September 20th.  The sales price hasn’t been released but these are still big numbers for homes in the Liberty Village neighborhood of East Manhattan.
