Oh what a year for real estate in Manhattan Beach, CA.  This luxury community is the center of the real estate world in the South Bay and often greatly impacts the surrounding markets of Hermosa, Redondo and El Segundo.

2018 Real Estate Market

There were 394 on market residential sales in Manhattan Beach for the 12 months.  Unlike some other cities there were many “off market” sales in Manhattan Beach that are not reflected in the list or stats below.  Many older homes sold as “lot” sales or land value as builders continued to snatch up just about every older home that they could get their hands on.  See the market trends for 2018 in Manhattan Beach.

  • The median list price was $2,399,000 with the median sold price at $2,400,000.
  • The average list price for the year was just over $2,932,000 with the average sold price of $2,866,000.
  • The lowest priced sale of the year was $780,000 for a 930 sq foot 2 bedroom condo on Manhattan Beach Blvd
  • The highest price sale of the year was $17,400,000 for a 2015 build beach front home on The Strand with 4 bedrooms and just over 5,300 square feet

Manhattan Beach Tree Section 2017 Real Estate Update

It’s been a busy year in the tree section thus far with 88 homes having been on the market at some stage of the process since the beginning of the year.  Currently there are 14 active homes for sale in the Manhattan Beach tree section with a median home price of just under $2.7M as well as 25 homes currently in escrow (as of 4/24/17).  We have also seen 36 homes sell, or close escrow, since the beginning of the year with a average sales price of $2.56M.  The remainder were pulled off of the market for various reasons.  The map below shows the location of the homes with the green indicating an active listing, blue and orange in escrow and red the closed home sales.

There are a lot of beautiful walkstreet homes that come on the market but with land at a premium open space is not one of the usual features.  The new listings at 317 17th Street in the sand section goes to show that you really can have it all…this 11,917 foot home sits on a huge 6,751 foot lot making for the equivalent walkstreet frontage of 2.5 normal 30 foot wide lots.   The additional space not only allows for a yard and a luxury pool, but gives the home great separation from the neighbors to the west making for great ocean and beach views.

Luxury Home Flips Alive and Well in Manhattan Beach

Although we’ve seen quite a slowdown in luxury home flips in Manhattan Beach, they are still out there and are still alive and well.  The reason for the slowdown is that the home prices for older, original condition homes has increased so much in the last two years that it’s been tougher for investors and flippers to find properties with a guaranteed return.  2014 and 2015 saw a number of luxury home flips in Manhattan Beach and many opportunities for 1641-23rd-st-manhattan-beachrehabbing and often expanding these original beach bungalows and many investors did very well.  While it’s slowed down the recent flip, listing and sale at 1641 23rd Street in East Manhattan Beach.  Purchased for $1,260,000 in November 2015, the reinvented (and expanded by about 400 feet it appears) home came on the market as a luxury flip for $1,799,000 in July of 2016.  While that price may have been a bit over valued, the recent price drop to $1,699,000 seems to have done it as it’s gone into escrow as of September 20th.  The sales price hasn’t been released but these are still big numbers for homes in the Liberty Village neighborhood of East Manhattan.

It’s a Fine Line Between Just Sold and Still on the Market

It sometimes amazes me just how fine a line it is between receiving multiple offers and having a home sit on the market.  As perception is such a big part of real estate, buyers often clamor to the newest listing.  I’m frequently asked how many offers we already have and are we going to wait a few days before responding to all of the offers.  Much of the time I’ll have several agents tell me it’s well priced and “perfect” for their clients and they’ll likely be writing an offer……

 

…..and then nothing comes in.  In our hot real estate market in Manhattan Beach it can sometimes take less than 10 days for the perception on the same home to go from hot new listing, to why is it still on the market.  We often go from thinking there will be multiple offers over list price, to almost no real interest in just a matter of days.  In this crazy market if it doesn’t sell immediately you just may have missed to boat.  The usual important details such as price, marketing and presentation are, of course, critical but we don’t always have control over whether it sells in the first few days and how it quickly goes from a “hot” new listing to luke warm at best.

Big Jump In Manhattan Beach Homes for Sale in March

March 2016 saw a pretty significant increase in the number of active homes for sale in Manhattan Beach.  Whereas the prior 18 months had seen a high water mark of 77 homes for sale and had hovered between 50 and 70, the number of homes on the market took a fairly drastic upturn in March with over 100 homes active on the market.  As of this writing in late April, that number didn’t show signs of changing as there are currently 101 homes, townhomes and condos for sale in this coastal community.

March was yet another very busy month for home sales in Manhattan Beach and the South Bay with home prices continuing to go up and the number of home sales rising as well.  The demand has been pretty overwhelming in Manhattan Beach with multiple offer situations selling over the list price being the norm.

Manhattan Beach saw 34 homes sell and close escrow in March of 2016 with only one of those homes selling below $1,000,000.  The average list price of $2,675,985 and the average sales price at $2,657,132 which again shows that very few homes are selling below list price….even in a market in which inflated prices are becoming more common.  The lowest priced home of the month was a 2 bedroom townhome in Manhattan Village at $984,000 and the most expensive was $5,700,000 for an older home on an enormous (by Manhattan Beach standards) 11,405 square foot lot.  As has been the norm for the past 2 years, none of the sales were foreclosures.
