The top sale of the month in Manhattan Beach was a hill section estate located at 219 Anderson.  The home was huge at almost 6,500 square feet and offered some great ocean views from the 8,000+ square foot elevated lot.  The home closed escrow at $6,500,000 which didn’t sound surprising given the $7,000,000 but it wasn’t long back that it was listed at $8,950,000 and the originally at  $10,000,000 in September.

Finally a New Listing in Manhattan Village

We’ve had a few closed sales in Manhattan Village lately but it’s been a while since there was a new listing.  The latest listing in the gated community of Manhattan Village is a single level plan 5 townhome located at 10 Dover Place.  The last two plan 5 sales were 28 Sausalito that sold at $1,550,000 on 12/3/21 and 32 Dover Place that sold at $1,399,000 on 3/22/21.

Welcome to the real estate report for ManhattanBeach home sales in October 2021.   It was a great month for home sales in Manhattan Beach CA with a very impressive 42 on market property sales closing.  The biggest problem is that inventory of “active” listings continues to go down and is at a near record low for the past few years.  See how this compares with other months on our Redondo Beach real estate statistics and trends page.

The average “list” price was $3,869,643 with the average sales price at $3,882,792. This meant that homes still regularly closed escrow at prices higher than the asking price. The homes that sold averaged a brief 27 days on market (DOM) before going into escrow. The average price per foot of the homes that sold was $1599.   The highest sale of the month (by a huge margin) was, of course, beachfront home on the Strand and was a complete remodel at 508 The Strand which sold for $19,200,000.    Take a look below at all of the homes that sold in Manhattan Beach in October.
